The Harris Poll surveyed a diverse group of Americans, from Gen Z to Baby Boomers, exploring their views on the importance of homeownership, the factors driving their home buying decisions, and their understanding of the homebuying process. Here are some of the standout findings:

The Strong Desire for Homeownership

Top of Mind: An impressive 83% of Americans believe that homeownership is a crucial life milestone. Furthermore, 40% think about buying a home at least once a week, with this frequency being even higher among Gen Z (62%) and Millennials (55%).
Willingness to Sacrifice: About 58% of respondents are willing to cut back on non-essential spending to save for a down payment, and 45% would consider taking on a side job to bolster their savings.
Motivations to Own: Privacy (49%), long-term financial benefits (44%), and having a place to make memories (33%) are the top reasons cited for wanting to own a home.
Positive Emotions: Over half of the respondents (51%) associate home buying with excitement, while others feel proud (43%), motivated (32%), and confident (30%).

Challenges and Nervousness

Lack of Confidence: More than half of Americans (56%) feel they are in a worse position to buy a home compared to previous generations.
Stress Factors: One in four respondents associate home buying with stress or nervousness. A significant 85% are concerned about purchasing a "money pit," and about 75% are worried about affordability, finding the right home, or securing the right assistance.

Persistent Myths and Knowledge Gaps

Understanding Key Terms: Many Americans struggle with basic home buying concepts. Only about half could correctly define terms like "APR" (56%) and "PMI" (54%), with Gen Z and Millennials particularly less knowledgeable.
Financial Misconceptions: Only around one-third knew that a 20% down payment is not mandatory (36%) or that it’s possible to qualify for a mortgage with a credit score in the 500s (28%).
Mortgage Rate Myths: Over half (54%) incorrectly believe that mortgage rates are at an all-time high, and one in six are unsure. In reality, the highest rates on record were in 1981, when the 30-year fixed rate peaked at 18.6%, far exceeding today's rates.

The Cost of Waiting for Lower Rates
Many prospective buyers in Orange County and beyond are waiting for mortgage rates to drop before purchasing a home. However, this strategy may backfire. When rates do decrease, the market will likely see a surge of new buyers, leading to increased competition and higher home prices. In Orange County, where housing inventory is already low, this influx could significantly drive up costs, making homes less affordable in the long run.
By entering the market now, buyers can avoid the rush and secure better deals. While current rates may seem high, they are still relatively low compared to historical peaks. Acting sooner rather than later can provide the advantage of locking in a home at today's prices before demand drives them up further.
